Arizona investment property loans can take several forms, including the criteria that the borrower needs to meet.  If you do not do your research and choose the wrong type of loan, it can impact your ROI or Return on Investment. You will need to do your research on the various types of lenders in your market.

You’ve probably all heard or worked with conventional bankers. Expect to put close to thirty percent down of the purchase price when your loan is on an investment property. Lenders will look at debt-to-income calculations.  Keep in mind that future rental income is not figured into this calculation. Be prepared to have six months of cash set-aside to meet the mortgage obligation as this may be a lender requirement.

One popular investment these days is the fix-and-flip model. Flipping a property is most attractive because it allows the investor to receive their profit in a lump sum after the sale of the investment property as opposed to waiting for a rent check each month.

Fix-and-flip loans are short term loans which allow the investor/landlord to make the needed renovations.  Once the renovations have been completed, the investment property is put back on the market as soon as possible.   Fix and flip Arizona investment property loans are secured by the property.  You may want to also look at a real estate crowdfunding site as an option.

The advantage of using a hard money lender as opposed to a conventional lender is that it is easier to qualify.  The hard money lender looks at the after-repair value (ARV) as to if you are able to repay the loan. The advantage of a hard money lender versus a conventional lender is the speed of getting the loan, days as opposed to weeks or months as is customary with a conventional lender.

Interest Rates

Expect to pay higher interest rates when compared to conventional lenders.  You will also need to pay points of the Arizona investment property loan amount upfront to close the loan.  Some lenders allow you to take the cost of the points out of the proceeds of the loans.

How Lines of Credit Work with Arizona Commercial Loans

Business cardCommercial lines of credit are very popular with the small business financing of today—and are the most misunderstood. Here, then, are some of the basic facts that can help you decide if this type of Arizona Commercial Loan is right for your small business.

A line of credit allows a company to draw on a predetermined amount of money.  To access the funds, the company just needs to draw on the line. Every time you draw on the line, you are reducing the amount of funds you can draw from.  The inverse is that you can pay down the line of credit at any time, thus increasing the available funds to draw from. A conventional credit card works much like a revolving line of credit.

When getting the Arizona line of credit, the bank restricts the use of the funds.  Since it is a Arizona commercial loan, the funds can only be used for business purposes.  Your company can use these funds to cover short term needs such as paying suppliers, covering payroll, and other corporate expenses.

Just like all types of lines of credit, there is an associated cost. The costs vary depending on the size and risk of the line, and the fees are based on the outstanding balance. There are additional fees such as availability and maintenance fees. These fees vary by bank. Most banks require that the full balance of the line of credit be paid down in full once a year.

Lines of Credit: Secured and Unsecured
  1. Secured Lines

Both corporate and personal collateral can be used for this type of line of credit.  These assets will be used to secure the repayment of the line of credit. If the business owner defaults, the bank will foreclose on the assets to pay off the loan. Various types of assets can be used such as account receivables, inventory, cash, machinery, securities, certificates of deposits and real estate.  The pleaded assets will be secured by the bank filing a UCC.

  1. Unsecured Lines

This type of line of credit does not required collateral such as outlined above.  The unsecured line of credit will be personally guaranteed by the business and often includes a personal guarantee by the business owner.  In the case of a default, the bank will sue the business owner personally as well as the company.

When applying for a Arizona commercial loan, the bank will examine the company’s income statement (P & L and Balance Sheets).  These reports will help the bank determine if you can repay the loan.

Most banks will want to review two years of financial reports. The bank wants to see two years of operating profits.  The bank also wants to see assets on the balance sheet such as accounts receivable, machinery, inventory and real estate. This requirement varies by bank.  The line of credit based on these assets runs around 50% of the net value of the asset such as the machinery after depreciation.

A Borrower’s Guide to Arizona Business Loans

4page_img5-bigThere are several different types of loans suitable for businesses. Make sure you know the difference between each one before choosing your next Arizona business loans.

If you are running a business, you may find yourself in need of working capital, new equipment, or additional inventory.  A business loan specifically for one of these needs may be your best bet when it comes to continued success or hanging in there during the slow season. There are an assortment of Arizona business loans to choose from including bank loans, mezzanine financing, asset-based financing, invoice financing, microloans, business cash advances and cash flow loans.

  • Bank loan: Just as the name indicates, the originator of this type of loan is a bank.  The loan may or may not be a secured loan. A secured loan requires approved collateral.  If payments are not made, then the collateral will be kept and usually sold. An unsecured loan is, just as the name states, one in which there is no requirement to pledge collateral to obtain the loan.  Before making an unsecured loan, a bank may want to see the borrower’s business accounts, balance sheet and business plan, the principal’s background, and credit histories.

  • SBA Loans: The Small Business Administration is a government agency that offers guaranteed backed loans through your local bank.  The SBA (a) includes both a standard and express loan approval process.

  • Mezzanine finance: Mezzanine financing effectively secures a company’s debt on its equity, allowing the lender to claim part-ownership if the loan is not paid back in full and on time.  The loan is made with collateral. Dilution of the debtor’s equity occurs in a default situation.

  • Asset-Based Finance: If you are lacking the credit rating or track record to qualify, this type of financing has become a very popular choice.  The lender focuses on the borrower’s assets instead of their credit rating. Various assets are considered including the premises, plant, stock, or receivables.

  • Invoice Finance (factoring): An alternative to conventional financing, this type of lending requires the borrowing at a discounted amount of the invoices.  Once established, you will be able to obtain funds as soon as a new invoice is created. This may not be the best option for your business.  There may be a negative view by customers, and the lender will take ownership over the businesses’ invoices until the loan is paid.

  • Microloans: These Arizona business loans are for amounts of $100,000 or less.  Alternative lenders are more likely to make these types of loans than traditional banks.  If the traditional bank makes this type of loan, it is made based on the individual personal credit score than the business credit score.

Checking out Online Lenders

A number of online lenders have begun popping up on the World-Wide-Web.  Since 2014, $12 billion dollars have been made. Since 2000, non-bank online lenders have doubled their outstanding portfolio balance each year. Another option is crowdfunding—an option that allows businesses to raise capital from a wide variety of sources.

Personal guarantees are usually required if you own a certain percentage of the business.

If you are an owner of 20% or more of a business, most lenders will require a personal guarantee.  This allows the lender to collect on a Arizona business loan in the event of a default.  In most cases, as a personal guarantor, you will need a strong personal credit score.
